House Sales in the Valley Up 2% from a Year Ago

YOUNGSTOWN, Ohio – The number of houses sold in Mahoning, Trumbull and Columbiana counties in October was up about 2% from a year earlier.

Cumulatively, 475 houses were sold in the three counties in October, compared with 465 in the same month a year ago, MLS Now, a multiple listing service collecting sales data from the northeastern Ohio region, reported Thursday.

That includes 236 houses sold in Mahoning County last month, compared with 220 in October 2023, a 7.3% increase. In Trumbull County, 171 houses were sold last month, up 8.2% from 158 a year earlier. In Columbiana County, 68 units were sold in October, compared with 87 in October 2023, a 21.8% decrease.

New listings in October decreased 2.4% from a year earlier in Mahoning County, 2.3% in Trumbull County and 29% in Columbiana County.

The total volume of houses sold in October compared with the same period last year was up in Mahoning and Trumbull counties but down in Columbiana County.

In Mahoning County, October sales totaled $51.7 million, up 15.7% from $44.7 million a year earlier. In Trumbull County, total sales were up 24.5%, from $26.9 million last October to $33.5 million last month. In Columbiana County, dollar volume totaled $12.7 million in October, down 19.4% from $15.8 million a year earlier.

Average sales prices in October were up in all three counties.

The average sale in Mahoning County in October was $219,308, up 7.8% from $203,402 a year ago. The average sales price in Trumbull County last month was $196,331, a 15% increase from October 2023’s $170,698. Columbiana County’s average sales price last month was $187,706, up 3.1% from $182,027 in October 2023.

Throughout Ohio, home sales in October reached 11,717, a 4.8% increase from the 11,176 sales recorded in October 2023. The average sales price across the state in October reached $290,223, a 6.1% increase from the $273,554 mark posted in October 2023.

“Home sales rose by an impressive 4.8% in October, a clear sign of growing confidence and momentum in the market,” said Ali Whitley, Ohio Realtors president. “Additionally, we continue to see average sales price and dollar volume increase, showing that owning a home remains a great investment.”
