YOUNGSTOWN, Ohio – A former school now serves as both a home and a destination. Erin Timms has transformed the Calvin Center for the Arts into a mixed-use property that combines short-term rentals, long-term apartments and a community-focused gathering space.
Timms, a former archaeologist, says she identified an opportunity for short- and long-term accommodations outside the traditional hotel model and began converting portions of the building into unique living spaces.
Today, the property includes both Airbnb-style rentals and full-time residential tenants, creating multiple revenue streams while serving a variety of guests and residents. She says the project extends beyond lodging.
The Calvin Center’s mission focuses on creating a community-oriented space centered on wellness, retreats, events and shared experiences. The goal is to bring together visitors and residents who might not otherwise cross paths while supporting activity in the city.
Timms notes that the short-term rental market has become increasingly competitive as more properties enter the space. In response, she diversifies booking platforms, balances short- and long-term occupancy and adapts to changing market conditions throughout the year.
The project requires a significant investment, including major building upgrades and safety improvements, but Timms says the strategy allows the historic property to remain active while attracting travelers, professionals and visitors to Youngstown.
She adds that the property’s success remains closely tied to the city’s growth, with tourism, events and business activity helping drive demand for both short-term stays and long-term housing.
