HOWLAND TOWNSHIP – A building and surrounding land that was the original home of United Telephone at 3801 Elm Road has been sold to local investors for more than $1 million, according to Platz Realty Group.
THG Real Estate Inc., which gives a Warren taxpayer address, purchased the property for $1,015,000 on Dec. 31, according to records from the Trumbull County Auditor’s office.
Dan Crouse, an agent for Platz, handled the sale.
“They’ve bought a lot of properties,” Crouse said of THG. United Telephone, now Brightspeed, will remain a tenant there for several months and then relocate, he added.
“What’s great is that the front yard is huge, more than an acre,” Crouse said, which he added is perfect space for a quick-serve restaurant. “There are a number of them who’d like to go out there.”
The property’s location is in a bustling area of Howland, just south of the Elm Road and state Route 5 interchange, near major retailers such as Menard’s and Walmart.
Crouse said the 22,000-square-foot building is ideal for both office and warehouse functions. And the property would be attractive for a business that uses fleet transportation.
“This was built for fleets,” Crouse said. “United Telephone and Brightspeed at one time had many dozens of trucks there. It’s a good spot.”
However, the building is adaptable to many other uses, Crouse said.
“The most unique feature is that the property is zoned both commercial and industrial in the rear, 5-acre yard,” he said. “It offers tremendous flexibility for use as a distribution center, value-added light manufacturing or fleet maintenance and management.”
