YOUNGSTOWN, Ohio – The number of houses sold in Mahoning, Trumbull and Columbiana counties in June was up about 5% from a year earlier.
Cumulatively, 483 houses were sold in the three counties in June, compared with 458 in the same month a year ago, MLS Now, a multiple listing service collecting sales data from the northeastern Ohio region, reported this week.
That includes 244 houses sold in Mahoning County last month, compared with 218 in June 2024, an 11.9% increase. In Trumbull County, 170 houses were sold last month, up 9% from 156 a year earlier. In Columbiana County, 69 units were sold in June, down 17.9% from 84 in June 2024.
New listings in June increased 17.9% in Mahoning County, 25% in Trumbull County and 65.8% in Columbiana County.
The total volume of houses sold in June compared with the same period last year was up in Mahoning and Trumbull counties but down in Columbiana County.
In Mahoning County, June sales totaled $56.8 million, up 16% from $49 million a year earlier. In Trumbull County, total sales were up 18.6%, from $29.5 million last June to $35 million last month. In Columbiana County, dollar volume totaled $16.3 million in June, down 0.6% from $16.4 million a year earlier.
Average sales prices in June were up in all three counties.
The average sale in Mahoning County in June was $233,165, up 3.7% from $224,953 a year ago. The average sales price in Trumbull County last month was $205,990, an 8.8% increase from June 2024’s $189,348. Columbiana County’s average sales price last month was $236,775, up 21% from $195,667 in June 2024.
Throughout Ohio, home sales in June reached 12,276, a 7.1% increase from the 11,461 home sales recorded during the month a year ago. The average sales price across Ohio in June reached $275,000, a 5.7% increase from the $260,000 mark posted in June 2024.
“The momentum we’re seeing this summer signals renewed buyer confidence and a strong seasonal push,” said Michelle Billings, Ohio Realtors president. “With interest rates showing signs of settling and more sellers entering the market, the pace of transactions is picking up as we enter the summer homebuying season.”
