WARREN, Ohio – The number of houses sold in Mahoning, Trumbull and Columbiana counties in December was up about 7% from a year earlier.
Cumulatively, 424 houses were sold in the three counties in December, compared with 395 in the same month a year earlier, MLS Now, a multiple listing service collecting sales data from the northeastern Ohio region, reported.
That includes 201 houses sold in Mahoning County last month, compared with 181 in December 2024, an 11.1% increase. In Trumbull County, 162 houses were sold last month, up 13.3% from 143 a year earlier. In Columbiana County, 61 units were sold in December, down 14.1% from 71 in December 2024.
New listings in December increased 10.9% in Mahoning County and 6.5% in Trumbull County. They were down 6% in Columbiana County.
The total volume of houses sold in December compared with the same period a year earlier was up in Mahoning and Trumbull counties but down in Columbiana County.
In Mahoning County, December sales totaled $46.3 million, up 32.1% from $35 million a year earlier. In Trumbull County, total sales were up 10.8%, from $26.5 million in December 2024 to $29.3 million last month. In Columbiana County, dollar volume totaled $12.2 million in December, down 8.5% from $13.3 million a year earlier.
Average sales prices in December were up in Mahoning and Columbiana counties but down in Trumbull County.
The average sale in Mahoning County in December was $230,408, up 19% from $193,650 a year earlier. The average sales price in Trumbull County last month was $181,399, a 2.2% decrease from December 2024’s $185,475. Columbiana County’s average sales price last month was $200,161, up 6.5% from $187,890 in December 2024.
