September Home Sales, Average Sale Price Tick Down

YOUNGSTOWN, Ohio — The latest data from MLS Now, reports new and sold house listings in the region, as well as the average sale price, were down in September.

In this 18-county region, which includes Mahoning, Columbiana and Trumbull counties, 4,880 single family houses were sold, down slightly from 4,917 sold in August. The average sale price also decreased about 4.5% to $223,395 in September, down from $234,021.

Compared to the same period in 2020, the region sold 190 more houses last month. Year-over-year, the average sale price is up 8.5%.

New listings in the region were also down in September, with 5,489 new listings reported, down from 5,885 in August, and down from 5,678 in September 2020.

Mahoning County led the Mahoning Valley in sold listings with 284, down from 293 in August, and down from 303 in September 2020. The average sale price in the county was $178,107 in September, up from $162,960 in August and up from $172,799 in September 2020.

September sales increased in Trumbull County to 213, which is seven more than were sold in August but 31 fewer than in September 2020. The average sale price for Trumbull County was $152,454, down from $160,821 in August, but up 11.7% from $136,496 in September 2020.

Columbiana County saw the fewest homes sold in the Valley at 87, up from 75 in August and three fewer than were sold in September 2020. The average sale price of $154,464 in September is down from $180,754 in August, but up from $149,400 in September 2020.

New listings in the three local counties for September stood at 326 in Mahoning, up 33 from August, 238 in Trumbull, down 47, and 124 in Columbiana, up 28.
