September, YTD Home Sales Up in Mahoning Valley

YOUNGSTOWN, Ohio – Single-family home sales in the region were up 14.1% in September compared to a year earlier, newly released data show.

The number of houses sold last month in Mahoning, Trumbull and Columbiana counties totaled 510 units, up from 447 in September 2014.

The numbers, compiled by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors, were released Thursday by the Centralized Real Estate Information Services Multiple Listing Service.

Mahoning County led the tri-county region in sales in September, with 244 units sold, up 10.4% from 221 from a year earlier. September’s sales were also just ahead of August’s 241 sold.

In Trumbull County, 179 houses were sold in September compared with 163 the same month in 2014, a 9.8% increase. In August, 162 houses were sold in the county.

Columbiana County’s sales were up 38.1% in September, 87 units were sold last month compared with 63 a year earlier. In August, 76 houses were sold.

Year-to-date, 4,156 houses were sold in the three counties, up 12.5% from the 3,696 units sold during the first nine months of 2014.

Through Sept. 30, 2,074 houses were sold in Mahoning County, up 17.2% from the 1,770 sold during same period last year. Trumbull County’s year-to-date sales total 1,474, an 11.2% gain from 2014. In Columbiana County, 585 houses were sold so far this year, slightly ahead of the 580 during the first nine months of 2014.

The average sale price in Trumbull County during September was $97,675, up 3.8% from the $94,095 sold in September 2014 but down from August’s $102,097.

In Mahoning and Columbiana counties, average sale prices were down from a year earlier.

Mahoning County’s average selling price in September was $110,838, down 4.4% from $115,904 in September 2014 although up from August’s $102,097. In Columbiana County, the average selling price last month was $101,714, down 3.2% from $105,062 a year earlier although up from $99,217 in August.
