Nearing Year’s End, Local Home Listings Slide as Sale Prices Increase

YOUNGSTOWN, Ohio — Data from Yes-MLS shows new residential listings are down from this time last year, while the average sale price has risen.

Across the 18-county region, which includes Mahoning, Trumbull and Columbiana counties, new listings year-to-date in November stood at 55,012, down from 59,958 from the same period in 2019, an 8.3% decline. However, they were up 0.7% month-over-month at 3,853.

Meantime, the average sale price year-to-date was $196,601, up 9.5% from $179,517 for the same period last year. Month-over-month, the average sale price of $204,950 in was 19.3% higher than November 2019.

Data from the Mahoning Valley in November mirrored those trends. Columbiana County saw the steepest drop in new listings year-to-date with 1,056, down 15.9% from 1,255 for the same period last year. In November, the county recorded 83 new listings, down 13.5% from 96 in November 2019.

The county recorded 74 listings sold in November, up 13.9% from November 2019. The year-to-date number of listings sold, 836, was about on par with the same period in 2019.

The average sale price in Columbiana County in November was $135,866, up from $122,928 (10.5%) in November 2019. Year-to-date, the average sale price of $130,712 was up from $126,935 (3%) from the same period last year.

New listings in Mahoning County reached 197 in November, down 22.8% year-over-year from 255. The year-to-date count was also down 15.3% to 3,036.

Mahoning County recorded 256 listings sold, compared to 250 sold in November 2019. Year-to-date in November, sold listings increased 2.3% to 2,611.

The average sale price in Mahoning County in November was $163,226, up from $136,311 (19.8%) in November 2019. Year-to-date, the average sale price of $150,173 is up 12.3% from $133,742 from the same period last year.

Trumbull County’s new listings stood at 181 in November, up 9% from 166 from November 2019. At 2,354, year-to-date new listings were down 8.1% from the same period last year.

In November, Trumbull County recorded 197 listings sold with an average sale price of $145,293, up from 156 listings sold in November 2019 with an average sale price of $111,569.

Year-to-date, the average sale price in Trumbull County is up 9.3% to $125,957.
