February House Sales Reflect 4.8% Gain Over Year

YOUNGSTOWN, Ohio – Sales of houses in the Mahoning Valley area during February are up nearly 5% from a year earlier, despite a nearly 9% decline in Columbiana County, the latest monthly data show.

During February, a total 329 houses were sold in Mahoning, Trumbull and Columbiana counties last month, up 4.8% from the 314 sold during the same month in 2015, according to data provided by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors.

Sales of single-family units in Mahoning County totaled 156 in February, up 6.1% from the 147 sold a year earlier. In January, 176 units were sold.

In Trumbull County, 132 houses were sold in February, a 9.1% gain from February 2015’s 121 units, and down slightly from January’s 124.

In Columbiana County, 41 houses were sold, down 8.9% from 46 units sold a year earlier and down from January’s 54.

Average sale prices rose in two of the three counties last month.

In February, the average selling price for a house in Columbiana County was $104,452, up 12.2% from $93,102 in February 2015. It was also up from $101,776 in January.

Mahoning County’s average selling price was $100,932 last month, a gain of 5.1% from a year earlier and up from $87,012 in January.

In Trumbull County, the average sale price declined 12.0% to $80,901 in Feburary, compared with $91,932 last  year. February’s average also was down from January’s $100,285 average.
