Valley Home Price Increases Mirror, Surpass Regional Average
YOUNGSTOWN, Ohio — The average sale price of single-family houses in the Mahoning Valley enjoyed double-digit increases over last year, with some counties surpassing the regional average increase.
The average sale price year-to-date in the 18-county region, which includes Mahoning, Columbiana and Trumbull counties, was $219,695, according to the November report from MLS Now. That’s up 11.8% from the same period a year ago.
In November, the region’s average sale price for the month was $219,000, down slightly from October, but up from $204,975 in November 2020.
Average sale prices in the Mahoning Valley mirrored or surpassed that trend. Columbiana County reported an average sale price of $160,250 year-to-date, which is up 22.6% from $130,712 year-to-date from the same period last year. In November, the county had an average sale price of $165,586, up 21.9% from November 2020.
Trumbull County had an average sale price of $149,180 year-to-date, up 18.4% from the same period in 2020. The $151,564 average price for the month was up 4.3% from November 2020.
The average sale price in Mahoning County year-to-date was $166,447, up 10.8% from the same period a year ago. For the month of November, the average price in Mahoning County was $167,539, up 2.6% from November 2020.
The 18-county region reported 4,343 single-family listings sold, down 7.9% from October, but up 6.6% from November 2020. New listings plunged 25.1% from November 2020 to 4,024 listings.
Mahoning County led the three-county area in November with 241 listings sold, down from 299 in October and down from 256 sold in November 2020. The county reported 244 new listings, down from 305 in October, but up from 199 in November 2020.
In Trumbull County, 210 listings were sold, down from 242 sold in October but up from 197 sold in November 2020. The county had 215 new listings in November, down from 258 in October, but up from 182 in November 2020.
Columbiana County had 89 listings sold last month, down from 96 sold in October but up from 74 sold in November 2020. New listings totaled 79, down from 131 in October and down from 84 reported in November 2020.
