January Home Sales Up over Last Year

YOUNGSTOWN, Ohio — The residential real estate market in the Mahoning Valley started 2022 with more houses sold in January than the same time last year.

Last month, the 18-county region, which includes Mahoning, Columbiana and Trumbull counties, reported 2,930 single-family houses sold, up 5% from January 2021, but down 33.8% from December 2021, according to MLS Now. The average sale price in January was $206,438, up 4.6% year-over-year.

The region also reported 3,170 new listings, down 3.8% from January 2021, but up 11.2% from December.

The three-county area mirrored those trends. Mahoning County saw a 3.6% year-over-year increase in listings sold in January with 175 listings sold, which was down from 276 sold in December. The average sale price of $160,929 last month is actually down 1.8% from January 2021.

Trumbull County reported 146 listings sold in January, up 5% from the same time a year ago, but down from 223 sold in December. Listings sold on average for $154,651, up 23.4% from January 2021.

Columbiana County sold listings increased 37.8% in January to 62, up from 45 in January 2021. That’s 20 fewer than were sold the month prior, however. The average sale price in January was $154,651, up 8% year-over-year.

New listings for January were down in all three counties compared to a year ago. Mahoning County reported 190 new listings last month, down 7.3% from January 2021, while Trumbull County reported 147 new listings (-0.7%) and Columbiana County 62 new listings (-16.2%).
