Three-County Home Sales Up 4.8% YTD from 2015
YOUNGSTOWN, Ohio – Sales of single-family houses in the tri-county area for the first half of the year are up 4.8% compared to the same period in 2015, the latest monthly data show.
In the first six months of 2016, 2,678 houses were sold in Mahoning, Trumbull and Columbiana counties, up from 2,563 during the comparable six-month period last year, according to monthly data compiled by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors. The reports are furnished by the Centralized Real Estate Information Services Multiple Listing Service, which covers a 14-county region in northeastern Ohio.
During the first six months of the year, 1,338 houses were sold in Mahoning County, up 4.8% from a year earlier; 965 in Trumbull County, compared with 954 in Trumbull County, a 1.2% over-the-year gain; and 384 in Columbiana County, up 15.7% from the 332 sold during the first six months of 2015.
Average sale prices year-to-date are up in all three counties.
In Columbiana County, the sale price is averaging $110,598, up 8.3% from $102,128 through June 2015. Mahoning County’s average sale price for the first six months of the year is $106,955, compared with $101,955 for the same period last year, a 1.1% increase. Columbiana County’s average sale price year-to-date is $110,598, reflecting an 8.3% increase from $102,128 for 2015.
For the month of June, unit sales were stable in Mahoning and Trumbull counties compared to a year ago, while showing a substantial gain in Columbiana County.
In Trumbull County, 199 single-family units were sold ilast month, one more than the 198 sold last June. In Mahoning County, four fewer houses were sold in June than a year earlier, 282 compared with 286. In Columbiana County, unit sales were up 27.8% from a year earlier, with 92 houses sold in June compared with 72 in June 2015.
June sales in all three counties were up from the month before. In May, 245 houses were sold in Mahoning County, 196 in Trumbull County and 73 in Columbiana County.
Average sale prices during June were up in both Mahoning and Columbiana counties but down in Trumbull County from the same month last year. All three counties reported increases in May.
Mahoning County’s average sale price was $119,158 last month, up 16.7% from $102,064 a year earlier and up from $116,354 in May. Columbiana County’s average selling price for the month was $117,871, a 4.9% gain from June 2015’s $112,356 and up from May’s $113,571. Trumbull County’s average sale price declined 2.1% over the year, $95,654 last month compared with $97,733 in June 2015, but up from May’s $88,673.
