Committee Approves Design for New House in Youngstown
YOUNGSTOWN, Ohio – A Youngstown native moving back to Ohio from Texas said she expects to be in a new house being built on the North Side this winter.
The city’s design review committee approved the proposed exterior for the house, which is being built at 361 Redondo Road, at its meeting Tuesday morning. At its July meeting, the committee had requested aesthetic changes to keep it more in line with other houses in the Crandall historic district.
The redesigned exterior features earthtones and brick that goes up to the bottom of the windows, Anna Henderson told the committee. She and her husband are in the process of completing financing for the house, which will cost about $340,000, she said.
“It’s a major improvement,” Hunter Morrison, a city planning consultant who serves on the committee, said. “My only suggestion would be the shutters be a little bit wider. Theoretically, shutters are supposed to look like they cover the windows or could cover the windows. These look a little thin.”
Committee member Nick Chretien added: “They took a lot of our recommendations and definitely incorporated them.”
Construction of the house, which is being built by Schumacher Homes in Ravenna, should get underway as soon as financing closes, Henderson said.
“They said once they put the roof on, it should be no more than 150 days,” she said. Her goal is to move from Texas by the last week of January.
Both she and her husband are from Youngstown originally, and they have family in northeastern Ohio.
“I really wanted to move back home. One, it’s cheaper there. Two, I knew I wanted to retire there,” she said. “The Texas taxes are so expensive. It’s like having another house note on top of your house bill.”
Façade Grants
Also during the committee meeting, members approved requests for two $20,000 façade grants and deferred action on a third request.
One, Rossi Business Transition Solutions Inc., 147 W. Federal St., requested assistance for a $52,259 project to excavate and install a blacktop parking area for up to six vehicles, install a stairwell for a new rear entrance and black rod iron power fence and gate and landscaping. The item was deferred from last month’s meeting because no one representing the project attended the meeting.
The approval is contingent on a review by engineering regarding the lot’s proposed handicapped parking space.
The building itself has been improved over the years, but the south of the property remains “visibly blighted,” said Jessica Phillips of Strollo Architects. The goal is to match the character of adjacent properties.
The other request approved by the committee was for RT Global Prospect LLC, which sought façade renovation funds to repair the exterior west wall of 100 N. Prospect Ave., a $48,409 project.
RT Global principal Rocco Sait, who also owns Greyland Vintage, 23 W. Boardman St., is in the process of cleaning out the building with the intent of eventually relocating the store there, as well as establishing it as a “multi-business venue,” he said.
“It’s a neat building,” Morrison said.
The committee deferred action on a request for a $20,000 grant by OG Golf LLC, 3114 South Ave., which operates the OG Club, a private club with a golf simulator, to review the submitted plans. OG Golf plans to spend a total of $150,000 for excavating and regrading its parking lot, a new gravel lot, wall, free-standing signage, lights and exterior furniture.
