House Sales in the Valley Decline 21% from a Year Ago

YOUNGSTOWN, Ohio – The number of houses sold in Mahoning, Trumbull and Columbiana counties in July was down about 21% from a year earlier.

Cumulatively, 431 houses were sold in the three counties in July, compared with 545 a year ago, MLS Now, a multiple listing service collecting sales data from the northeastern Ohio region, reported Tuesday.

That includes 200 houses sold in Mahoning County last month, compared with 293 in July 2022, a 31.7% decline. In Trumbull County, 169 houses were sold last month, down 16.8% from 203 a year earlier. In Columbiana County, 62 units were sold in July, compared with 49 in July 2022, a 26.5% increase.

New listings in July declined 10.1% from a year earlier in Mahoning County, 21.5% in Trumbull County and 3% in Columbiana County.

Year-to-date, combined unit sales in the three counties were down about 16%, falling from 3,286 last year to 2,733 for the same period this year.

The total volume of houses sold in July compared with the same period last year was down in Mahoning and Trumbull counties but up in Columbiana County.

In Mahoning County, July sales totaled $41.4 million, down 21.3% from $52.7 million a year earlier. In Trumbull County, total sales were down 19.4%, from $32.4 million last July to $26.1 million last month. In Columbiana County, dollar volume totaled $10.4 million in July, up 23.5% from $8.4 million a year earlier.

Average sale prices were up in Mahoning County but down in Trumbull and Columbiana counties.

The average sale in Mahoning County in July was $207,400, up 15.2% from $179,981 a year ago. The average sale price in Trumbull County last month was $154,542, a 3.2% drop from July 2022’s $159,637. Columbiana County’s average sale price last month was $168,831, off 2.4% from $173,023 in July 2022.
