Trumbull Home Sales Suffer Big Drop in September

YOUNGSTOWN, Ohio – A 28.8% drop in sales of single-family houses in Trumbull County last month from September 2017 pushed down combined sales of in the three-county area.

Last month, 168 houses were sold in Trumbull County, down from the 236 sold a year earlier, and down as well from the 219 sold in August.

That decrease offset the 8.3% year-over-year gain in Mahoning County, where 247 houses were sold in September compared with 228 a year earlier and 295 in August. In Columbiana County, September home sales were even with 2017’s figure – 85 – although down from 94 houses sold in August.

Combined, 500 houses were sold in the three counties, down from the 549 sold a year earlier and from the 608 sold in August.

Average sale prices in September were up in Columbiana and Trumbull counties from a year ago but were off less than 1% in Mahoning County.

The average price in Columbiana County last month was $136,735, up 14.8% from $119,105 a year earlier and up from $107,794 in August. Meanwhile, in Trumbull County, the average sale price was up 11.5%, rising to $107,399 from September 2017’s $96,327, although down slightly from $110,409 in August.

Mahoning County’s September average sale price slipped 0.9% to $119,280 from the $120,400 average a year earlier. The figure was also well below August’s $132,714.

Year-to-date sales in the three counties combined are slightly off from a year earlier as 4,343 homes have been sold through the end of September, compared with 4,392 for the first nine months of 2017.

Sales in Columbiana County so far are comparable to the year before, with 676 sold during the first nine months of 2018, two more than the same period of 2017.

In Mahoning County, 2,102 houses were sold during the first nine months of 2018, up 3.4% from the 2,033 sold during the same period in 2017.

In Trumbull County, sales are down 7.1% through September with 1,565 sold compared to the 1,685 sold in the first nine months of 2017

Average sale prices year-to-date are up in all three counties. In Columbiana County, the year-to-date average is $115,129, up from $108,187 in the same period a year ago. Mahoning County’s average sale price is $123,239, compared with last year’s $113,747 while in Trumbull County, the average selling price year-to-date is $108,473, up from $96,299.
