Home Sales Up in Mahoning, Down in Columbiana, Trumbull

YOUNGSTOWN, Ohio – Year-over-year home sales in August were up in Mahoning County while declining in Trumbull and Columbiana counties, newly released data show.

According to the Youngstown Columbiana Association of Realtors, 241 houses were sold in Mahoning County last month, up from 225 in August 2014. In Trumbull County, 162 houses were sold a month ago, down from 179 a year earlier.

In Columbiana County, sales closed on 76 houses in August, compared with 83 a year earlier.

All three counties’ monthly sales numbers last month were down from July’s results. In Mahoning County, 306 single-family units were sold in July, 196 in Trumbull County and 89 in Columbiana County.

Year-to-date, sales of single-family houses are up by more than 11% in both Mahoning and Trumbull counties.

During the first eight months of 2015, 1,827 houses were sold in Mahoning County compared with 1,549 during the same period last year, up 17.9%.

In Trumbull County, 1,325 units were sold through August, up 11.2% from 1,183 during the first eight months of 2015.

Columbiana County’s annual sales to date reflected the August results. The 496 sold through last month was down 4.1% from July’s sales.

The average sale price in the three counties was mostly down in August compared to July and the August 2014.

In Mahoning County, the $102,097 average sale price was down from the August 2014 average selling price of $111,251 and down as well from the $114,395 average a year earlier.

In Columbiana County, the average sale price was $99,217, down from the August 2014 average of $103,083 and from July 2014’s $115,104.

Trumbull County defied the trend, with an average selling price in August of $101,489.That compares to August 2014’s $89,465 but down from July 2015’s $105,503.
