Strollo Plans December Occupancy of Wells Building

YOUNGSTOWN, Ohio – Strollo Architects expects to move into its new downtown home, the Wells Building, by mid-December and has rented three of the 12 apartments, Kirk Kreuzwieser said Tuesday.

“That’s without any marketing,” Kreuzwieser, a principal in the firm, said. “We have three of the largest units rented and two more are very close.”

In restoring and renovating the four-story structure, 201 W. Federal St., Strollo originally planned to have a restaurant and offices on the first floor, occupy a full floor itself and rent the remainder as offices and apartments. The firm expects to occupy 5,900 square feet.

Others’ plans for the adjoining space changed, causing the firm to revise its plans and so Strollo Architects will occupy the first floor; the upper three consist of 12 apartments, Kreuzwieser said.

The barricades around the building were removed last week, the architect said, and the contractor, Mike Coates Construction Co., “should be done by the end of November.”

When Strollo announced its plans to reclaim the building completed in 1917, it set a goal of moving into the space last September.

Nov. 30 is the deadline for completion of work on the building to qualify for the $1 million Ohio Department of Development historic preservation tax credit. Total cost of the work is $5 million and Strollo’s lease on the sixth floor of 20 Federal Place expires Dec. 31.
