Mahoning Valley Home Sales Down 2% for the Year
YOUNGSTOWN, Ohio — Combined sales of houses in the three-county area in June largely kept pace with the same month in 2017, although sales for the first half of the year are down 2% from the comparable period last year.
Monthly data pulled from the website of Yes-MLS.com, an organization that collects information from real estate brokers and agents in 36 counties in Ohio and West Virginia, shows combined June sales in Mahoning, Trumbull and Columbiana counties at 568 houses, down just three from the 571 recorded in June 2017, and up from the 505 sold this past May.
Individually, sales in Mahoning County were up 6.7% from a year earlier, sales in Trumbull County were down 9.6% and sales in Columbiana County were even.
In Mahoning County, 286 houses were sold in June, up from the 268 sold a year earlier and up from the 246 sold in May. In Trumbull County, 197 houses were sold, compared with 218 a year earlier and 180 in May.
Columbiana County’s 85 units sold in June matched those of a year ago, and were up from the 79 sold in May.
Year-to-date through June, 2,683 houses were sold in the three counties, down from the 2,738 during the first six months of 2017. Sales were up modestly in Mahoning and Columbiana counties, while sales in Trumbull County saw a nearly 8% drop for the period.
In Mahoning County, 1,311 houses were sold during the first six months of 2018, compared with 1,290 in 2017, a 1.6% increase. In Columbiana County, YTD sales through June are up 1.5%, with 403 houses sold compared to the 397 during the same period in 2017.
Average sale prices were up in all three counties from a year ago.
Sales in Trumbull County during the first six months of 2018 dropped 7.8% from the same period a year earlier. During the first half of the year, 969 houses were sold in the county, compared to 1,051 a year ago.
The average sale price of a house in Trumbull County in June was $113,398, up 8.9% from the $104,103 reported a year earlier and up from $100,522 in May. The average sale price for a house in Mahoning County in July was $128,904, a 3.2% increase from a year earlier though down from $131,857 in May.
In Columbiana County, the average sale price of a house was $130,273, up 8.7% from $119,830 in June 2017 and up from $120,857 in May.
