Mahoning Valley Home Sales Off to Good Start in 2015
YOUNGSTOWN, Ohio — Home sales in the region during the first two months of 2015 are slightly ahead of last year, according to new monthly reports from local boards of realtors.
As of the end of February, 629 single-family dwellings were sold in Columbiana, Mahoning and Trumbull counties, just ahead of the 620 sold during the first two months of 2014, data reported to the Centralized Real Estate Information Services Multiple Listing Service show.
CRIS-MLS compiles the information for the nine-county region that includes the three counties. The monthly statistics are reported from sales information provided by the Youngstown/Columbiana Association of Realtors for Mahoning and Columbiana counties and from the Warren Area Board of Realtors for Trumbull County.
During the first two months of the year, sales in both Columbiana and Trumbull counties were up from a year earlier. As of Feb. 28, 95 houses were sold in Columbiana County, up from 90 a year earlier. In Trumbull County, 247 homes were sold through the end of last month, compared with 235 during the first two months of 2014.
In Mahoning County, 287 houses were sold through the end of February compared with 295 during the comparable period a year earlier.
Last month, 307 single-family units were sold in the three counties, down slightly from the 334 sold in February 2014 and from the 321 sold in January.
Sales were down in both Mahoning and Trumbull counties during February compared to a year earlier, while up in Columbiana County. In Mahoning County, 142 houses were sold last month, compared to 170 in February 2014 and down from 145 in January. In Trumbull County, 212 units were sold last month, down from the February 2014 total of 125, the same number sold in January.
In Columbiana County, 44 units were sold during February, up from the 39 sold a year earlier but down from the 51 sold in January.
Average sale prices during February were up from a year earlier in Mahoning and Trumbull counties. In Trumbull County, the average selling price during February was $91,932, up from $80,653 in February 2014 and from $82,400 in January.
In Mahoning County, the average sale price was slightly lower than Trumbull’s, at $91,110, up from $86,908 a year earlier but down modestly from January’s average of $91,387.
In Columbiana County, the average sale price last month was $90,879, down from $119,240 a year earlier and from $99,468 in January.
