Mahoning Valley Home Sales Up 11.4% Year-to-Date

YOUNGSTOWN, Ohio – Heading into the end of 2015, sales of single-family houses in Mahoning, Trumbull and Columbiana counties are on track to outpace last year’s results, the latest monthly report shows.

Through October, 4,657 single-family units were sold in the three counties, up 11.4% from the 4,179 units sold during the first 10 months of 2014, according to data released by the Centralized Real Estate Information Services Multiple Listing Service. The data is based on sales information provided by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors.

In October, 493 houses were sold in the three counties, up 2.1% from the 483 sold in October 2014 but down from the 510 sold in September.

Mahoning County accounted for nearly half the houses sold last month in the three-county area, with 241 units sold, up 3.9% from the 232 sold a year earlier but off slightly from the 244 sold in September.

Sales in Trumbull County in October were down 4.4%, 173 units sold compared to the 181 sold a year earlier, and down from the 179 sold in September.

In Columbiana County, sales last month were up 12.9% over the year, with 79 units sold in October compared with 70 in October 2014, but down from 87 in September.

Year-to-date, 2,320 houses were sold in Mahoning County, up 15.9% from the 2,002 sold during the same 10-month period in 2014. In Trumbull County, sales for the first 10 months of 2015 are up 9.4% from the same period in 2014 – 1,671 compared with 1,527. Columbiana County’s sales are up 2.5%, 666 though October compared with 650 for the same period last year.

The average sale price in October is up in all three counties compared to a year earlier and in Mahoning and Trumbull counties year-to-date.

In Mahoning County, October’s average selling price for a single-family house was $104,599, up 12.35% from $93,163 in October 2014, but down from September’s $110,836. Columbiana County’s October average was $100,579, up 4.4% from $96,308 a year earlier but off from September’s $101,714. Trumbull County’s average last month was $99,136, up 2.6% from $96,592 a year earlier and up from $97,675 in September.

For the first 10 months of the year, Trumbull County’s average selling price is $95,487, up 8.2% from $88,220 for the first 10 months of 2014. Mahoning County’s year-to-date average of $104,536 is up 2.1% from $102,423 a year ago. Columbiana County’s average year-to- date is off half a percentage point from a year ago, $103,386 through October compared with $103,900 for the first 10 months of 2014.
