Building Sells for $1.5M in Salt Springs Business Park

YOUNGSTOWN – The five acres and building in the Salt Springs Road Business Park occupied by LM Cases and its sister company, Precision Foam Fabrication, have been sold to a realty company for $1.5 million. The transaction closed Feb. 28, according to public records.

The buyer is DFBRG Realty LLC, which was incorporated in January 2019 by Joseph J. DePascale, a resident of Poland. The address for DFBRG Realty is listed as 3552 Western Reserve Road in Poland.

The seller is 2716 Intertech Drive LLC, which was incorporated in October 2018 by JoAnn LaGuardia, president of LM Cases.

LM Cases employed 20 in 2017, according to Business Journal archives, and continues to operate at the site.

The company, founded in 1985, designs and makes custom road cases for industrial, military, entertainment and sports companies. Its 43,000-square-foot manufacturing plant was built in 1999 on land it acquired from the city of Youngstown at no cost.

Today the land is valued at $151,630, according to public records. The office building, plant and warehouse facilities built by LM were valued at $1,110,990 when the property was last appraised in 2017.

Precision Foam, founded in 1995, provides foam interiors for protective case inserts, according to its website. In recent years the company expanded into the automotive industry as well as diverse market segments.
