Company Seeks Expansion at Warren Commerce Park

WARREN, Ohio – Dawn Inc., a building contractor at the Warren Commerce Park, has plans for expansion, according to Trumbull County officials.

“They’re looking to expand and upgrade their facility,” said Nicholas Coggins, assistant director of the Trumbull County Planning Commission.  

Coggins said the company plans to invest between $900,000 and $1.29 million to convert its current building at 2861 Sferra Ave. into office space and to purchase and make upgrades to a building next door where Frito-Lay once operated. That building would be repurposed into a new construction facility for housing materials, trucks and tools, he said.

“They’ve outgrown the facility that they’re in,” Coggins notes. The former Frito-Lay building would add another 8,551 square feet to the company’s existing 4,500 square feet.

The company has pledged to create a minimum of four full-time jobs and one part-time position over three years, but those estimates are conservative, Coggins said.

Dawn Inc. has applied for a 10-year, 75% abatement on all new construction investment at the site, Coggins said.

On Thursday, however, the Board of Trumbull County Commissioners passed a motion to deny the application with a request that it be sent back to the city because of an error in the payroll figures included in the original draft that was approved by Warren City Council.
