February Average Home Sale Prices Up Again in Valley
YOUNGSTOWN, Ohio — The average sale price for houses in the Mahoning Valley is up across the board, which is on par with the rest of the region.
In February, the 18-county region, which includes Mahoning, Columbiana and Trumbull counties, reported 2,719 single-family houses sold for an average sale price of $210,132, which is an 11.2% increase from February 2021, according to MLS Now.
Sold listings were actually down 7.2% from January and down 0.1% from a year ago, but year-to-date sales are up 2.5%. The region also reported 3,281 new listings, up 3.5% from January, but down 4.8% from February 2021.
For the most part, the Mahoning Valley mirrored those trends. Mahoning County saw its average sale price increase 2.2% year-over-year to $155,573. County real estate agents sold 192 houses in February, up from 175 sold in January and up 26.3% from 152 in February 2021.
New listings in the county dropped 4.5% to 193 from the same month last year.
The average sale price in Trumbull County increased to $139,631 in February, up 5.7% from the same month last year. The 145 houses sold last month are one fewer than were sold in January, but up from 137 sold a year ago.
New listings in Trumbull County are down 15.9% from February 2021 with 138.
Columbiana County saw its average sale price increase 9% year-over-year to $161,542. Sold listings are down, however, with 52 listings sold in February, down from 62 in January and down 24.6% from the 69 sold in February 2021.
New listings are also down a whopping 32.9% with 51 new listings reported in February compared to 76 in February 2021.
