YTD Home Sales for Region Outpace 2016
YOUNGSTOWN, Ohio – Sales of houses in the tri-county area in April were up about 5½% from the same month a year ago, and sales year-to-date are slightly ahead of last year’s pace, despite declines in Mahoning County.
Combined sales in Trumbull, Mahoning and Columbiana counties totaled 512 units last month, up 5.4% from the 486 recorded during April 2016.
The data, compiled by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors, was released online Tuesday.
Sales in Columbiana and Trumbull counties in April were up from a year earlier. In Columbiana County, 128 houses were sold, compared with 106 in April 2016. Trumbull County posted sales of 178 units last month, up from 153 the same month last year.
Sales in Mahoning County declined year-over-year. In April, 206 houses were sold, down from 227 in April 2016.
In March, the number of houses sold in Mahoning County was 236, the number in Trumbull was 186 and in Columbiana 57.
Through the first four months of 2017, a combined 1,799 houses have been sold in the three counties, up 1.5% from the 1,773 sold during the first four months of 2016.
Again, both Trumbull and Columbiana counties report sales up year-to-date compared to last year, while Mahoning County lags behind.
In Trumbull County, 603 houses were sold during the first four months of 2017, up 6.2% from the 568 sold during the same period last year. For the first third of 2017, 420 houses have been sold in Columbiana County, up 5.8% from the 397 during the same period in 2016.
In Mahoning County, 776 units were sold through April, down 5.2% from the 808 sold during the same period in 2016.
Both Mahoning and Columbiana counties recorded increases in the average sale price last month.
In Mahoning County, the average sale price for a house in April was $110,893, up 9.3% from $101,466 a year earlier. Year-to-date, the average sale price in the county is $109,140, compared with $99,585 in April 2016, a 9.6% gain.
In Columbiana County, the average sale price for a house in April was $108,548, up 10.8% from April 2016’s $98,004. The county’s year-to-date average is down 5.2% from a year ago, $100,909 last month compared with $106,438 for the first four months of 2016.
Trumbull County’s average sale price in April was $85,989, down 11.4% from $97,006 in April 2016. Year-to-date, the average sale price in the county is down 5.2% from a year ago, $87,245 through last month compared with $92,078 during the first four months of 2016.
In March, the average sale price was $112,042 in Columbiana County, $108,746 in Mahoning County and $93,499 in Trumbull County.
