Home Sales Up in Mahoning and Trumbull, Dip in Columbiana

YOUNGSTOWN, Ohio — In September Mahoning and Trumbull counties saw year-over-year increases in closed and pending sales, while Columbiana County saw a slight dip.

The Warren Area Board of Realtors reports Trumbull County finished September with 182 closed sales, up from 169 or a 7.7% increase over September 2018 – the largest year-over-year increase in the tri-county area.

Closed sales inched up 1.2% in Mahoning County to 251 last month, up from 248 the year before, according to the Youngstown/Columbiana Association of Realtors. Columbiana saw two fewer closed sales in September, a 2.3% decrease from 87 sales closed in September 2018.

All three counties saw declines in closed sales compared to August, when Trumbull County reported 199 houses sold, Mahoning County 294 and Columbiana County 102.

Pending sales surged year-over-year in Mahoning and Trumbull counties, which saw increases of 54.1% and 42.1%, respectively. Mahoning County reported 319 pending sales over 207 in September 2018, and Trumbull County saw 233 pending sales, up from 164 the year before. Pending sales in Columbiana County dropped year-over-year to 98, down from 107 in September 2018, an 8.4% decline.

Compared to August, both Mahoning and Trumbull counties recorded 13 more pending sales last month, while Columbiana County recorded eight fewer.

The average sales price continues to drop in Mahoning and Columbiana counties, while Trumbull County saw an increase.

In September, the average sales price in Trumbull County was $118,971, up from $114,433 in August, and up 11.2% from 106,995 in September 2018.

In Mahoning County, the average sales price dropped to $135,996 from $151,240 in August, but was up 13.6% over the average sales price of $119,765 in September 2018.

The average sales price in Columbiana County was at $132,961 in September, down from $142,180 in August, and down 3.4% from $137,627 in September 2018.

While new listings are up over last year, inventory of houses for sale is still an issue in the tri-county area. Mahoning County had the most houses for sale in September at 903, down from 1,004 in August and down 16.5% from 1,082 from September 2018. Last month, Columbiana County reported 327 houses for sale, down from 361 in August and down 26.2% from 443 in September 2018.

Trumbull County reported 247 houses for sale, down from 254 in August, but up 17.6% from 210 in September 2018.

Mahoning County recorded the most new listings at 333, down from 384 in August but up 8.8% from 306 in September 2018. New listings in Trumbull County dipped to 247 in September from 254 in August, but up 17.6% from 210 the same time last year. Columbiana County recorded 106 new listings last month, down from 144 in August and up from 91 in September 2018.
