April House Sales Rebound in 3-County Region
YOUNGSTOWN, Ohio – Sales of single-family houses in the three-county area rebounded in April. Both Mahoning and Columbiana counties showed double-digit gains for the month, with sales also up in Trumbull County, according to the latest monthly data compiled by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors.
In Mahoning County, 245 houses were sold last month, up 17.5% from the 209 units sold a year earlier and up from the 210 sold in March.
Columbiana County experienced a 16.2% gain year-over-year, from 68 units in April 2018 to 79 last month. In March, 64 houses were sold in the county.
Trumbull County recorded a more modest increase in April, to 184 units sold from 179 a year earlier, a 2.8% boost. In March, 156 houses were sold.
Cumulatively, the 508 houses sold in April in the three counties represented an 11.5% boost from the same month a year earlier, when 456 houses were sold. In March, 430 houses were sold in the three counties.
Year-to-date combined sales in the three counties are keeping pace with 2017. Through April, 1,598 houses were sold, compared with 1,594 for the first four months of 2017.
In Mahoning County, 775 houses have been sold ithrough April, about the same as the 770 sold during the same period last year.
In Columbiana County, year-to-date sales are up 6.8%, 235 units sold through last month compared with the 220 sold during the first four months of 2017.
In Trumbull County, 588 houses were sold during the first four months of this year, down 2.6% from the 604 sold during the same period last year.
Average sale prices of houses in both Mahoning and Trumbull counties last month were up from a year earlier, but down in Columbiana County.
In Trumbull County, the average sale price of a house was $116,756, up 36.3% from the $85,681 selling price in April 2017, and up from $99,825 in March. Mahoning County’s average sale price in April was $115,696, up 5.2% from the $109,983 a year earlier, though down from $118,374 in March.
The average sale price in Columbiana County last month was down 16.4% from a year earlier, $90,201 compared with $107,950. In March, the average sale price was $96,858.
