House Sales Here See 6.6% Gain YTD

YOUNGSTOWN, Ohio – For the first quarter,  sales of single-family houses in Mahoning, Trumbull and Columbiana counties ran 6.6% ahead of last year’s pace at the same point.

Unit sales totaled 1,148 through March, compared with 1,077 for the same three months in 2015, according to monthly statistics provided by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors.

Through the end of last month, 576 houses were sold in Mahoning County, up from 520 during the same period in 2015. In Trumbull County, sales were nearly the same, 414 this year compared with 413 for the first three months of 2015. In Columbiana County, year-to-date sales were 158, compared to 144 for the first three months of 2015.

Both Mahoning and Columbiana counties reported March sales were modestly ahead of a year earlier, while Trumbull County’s sales were down.

There were 237 houses sold in Mahoning County last month, compared with 229 a year earlier. In Columbiana County, 61 single-family units were sold, up from 48 the previous March. Trumbull County’s  sales were 156, down from 166 the year before.

In February, Mahoning County had 156 houses sold, Trumbull County 132 and Columbiana County 41.

Average sale prices were up last month in all three counties, although modestly in Mahoning County.

The average sale price of a house in Mahoning County in March was $106,698, up from $106,113 the year before. In Columbiana County, the average  price was $122,364, up from $87,843 a year earlier. Trumbull County’s $91,361 average  was up from $85,248 in March 2015.

Average sale prices in February were $104,452 in Columbiana County, $100,932 in Mahoning County and $80,901 in Trumbull County.
