July House Sales Rise 7.8% from a Year Ago
YOUNGSTOWN, Ohio – July sales of single-family houses in Mahoning, Trumbull and Columbiana counties combined were up 7.8% from a year ago, according to Yes MLS while year-to-date sales lag slightly behind 2017’s pace.
Yes MLS is a multiple listing service that compiles real estate sales data for 36 counties in Ohio and West Virginia. Monthly local reports are compiled from sales data provided to Yes-MLS by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors.
In the three counties last month, 539 houses were sold, up from the 500 in July 2017, while down from June’s 684.
Individually, July sales were up from a year earlier in both Mahoning and Trumbull counties, while Columbiana County sales slipped.
In July, 241 houses were sold in Mahoning County, up 7.6% from the 224 sold a year earlier, though down somewhat from the 286 sold in June. In Trumbull County, 206 units were sold, a 15.1% gain over the 179 sold in July 2017, and up from the 197 sold in June.
Agents in Columbiana County sold 92 units in July, up from the 85 sold the month before but down 5.2% from the 97 sold a year earlier.
Average sale prices in all three counties were also up, led by Columbiana County’s $132,414, an 18.8% increase from July 2017’s $11,445 and ahead of $130,273 in June.
The average sale price in Mahoning County was $129,238, up 19.3% from $108,290 a year earlier and ahead of June’s $128,904. Trumbull County’s average was $114,818, up 8.7% from $105,633 a year earlier and slightly above June’s $113,398 average.
Year to date, sales are slightly behind in the three counties, with 3,224 houses sold through the end of July compared with 3,238 during the first seven months of 2017.
In Mahoning County, 1,552 houses were sold through July, up 5.2% from the 1,514 sold during the comparable period last year. The total number of houses sold in Columbiana County through July was 495, just one more than the total sold during the first seven months of last year.
In Trumbull County, year-to-date sales are down 4.3%, with 1,177 sold through the end of last month compared to the 1,230 during the same period in 2017.
