May House Sales Improve in Mahoning Valley

YOUNGSTOWN, Ohio – The number of houses sold in Mahoning, Trumbull and Columbiana counties in May was up 9.1% from the same period last year, and sales year-to-date are up 5% compared to the first five months of 2015.

The latest monthly data reported by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors show the numbers of houses sold collectively in the three counties last month was 514, up from the 471 sold during May 2015, as well as up from the 435 sold this April.

Sales were stable in Mahoning County last month – 245 units sold, just ahead of 244 in May 2015 but up more substantially from April’s 224. In Trumbull County, sales gained more robustly, 196 last month compared with 165 a year earlier and up from 152 in April.

In Columbiana County, 73 houses were sold in May, compared with 62 in May 2015 and 59 in April.

Year-to-date, 1,053 houses were sold in Mahoning County, up from 991 during the first five months of 2015. Sales for the first five months of the year in Trumbull County totaled 764 units, compared to the 756 during the same period last year. Through May, 291 houses were sold in Columbiana County, up from 260 during the first five months of 2015.

Collectively, unit sales in the three counties totaled 2,108 through the first five months, up from 2,007 from a year earlier.

The average sale price in Mahoning County last month was $116,354, up from $111,906 a year earlier and from $102,011 in April. Columbiana’s average was $113,571 in May, compared with $110,717 in May 2015 and with $98,004 in April.

The Trumbull County average sale price in May was $88,673, down from $97,412 in May 2015 and from $96,623 in April.
