Local New House Listings Way Down from 2019

YOUNGSTOWN, Ohio — In April, fewer houses were sold in the 18-county region compared to March, with Yes-MLS.com reporting 3,300 houses sold, down 8.1%.

Year-to-date, sales are up 2.7% for the region, which includes Mahoning, Columbiana and Trumbull counties, with 12,291 listings sold compared to 11,974 from the same period a year ago. However, sales in April were down 15.3% from 3,896 listings sold in April 2019.

New listings in April were way down from March and from the same time in 2019. Last month, the region reported 3,897 new listings, down 18.2% from March, and down 38.1% from April 2019 when there were 6,294 new listings.

The Mahoning Valley isn’t faring much better. Mahoning County led the Valley with 193 new listings, down from 258 in March and down 46.5% from 361 in April 2019. There were 126 new listings in Trumbull County, down from 190 in March and down more than 50% from 271 year-over-year. New listings in Columbiana County dropped to 70 in April from 90 in March, and declined 45.3% from 128 in April 2019.

Year-to-date, all three counties report decreases of more than 20% in new listings compared to the same period a year ago.

Trumbull County saw the only month-over-month increase with 153 listings sold in April, compared to 130 in March. The average sale price, decreased to $116,389, down from $118,790 in March, but is up slightly from $115,425 in April 2019.

April’s listings sold were still down 5.4% from April 2019, when 163 were sold in Trumbull County. Year-to-date, the county has sold 537 listings, down from 564 the same period a year ago, a 4.8% decrease.

Mahoning County reported 204 listings sold, down from 214 in March, and down from 271 sold in April of last year. The average sale price increased for the month to $137,092, up from $126,590 the month prior, and up from $130,065 in April 2019.

In Columbiana County, 50 listings were sold in April, down from 67 sold in March, and down from 79 in April 2019. The average sale price for the county was $102,301, down from $118,225 in March, and down from $109,889 year-over-year.
