New Home Listings up Year-Over-Year in November

YOUNGSTOWN, Ohio — Newly listed homes for sale in November in Mahoning, Trumbull and Columbiana counties were up across the board, according to recent data.

Mahoning County reported 257 new listings in November, down from 339 in October, but up 17.9% from 218 in 2018, according to the Youngstown/Columbiana Association of Realtors. The agency reported Columbiana County saw 96 homes listed, down from 122 in October, but up 26.3% from 76 year-over-year.

The Warren Area Board of Realtors reported 166 new listings in Trumbull County, down from 223 in October but up 5.1% from 158 in 2018.

All three counties posted a year-over-year increase in pending sales for November as well. Mahoning County led with 263 pending sales, up 34.2% from November 2018, followed by Trumbull County with 174, a 13% increase from the same time in 2018.

In Columbiana County, pending sales increased 67.7% from 2018. Columbiana had the only monthly increase in pending sales for the tri-county area with 109, up from 96 in October.

Mahoning County posted the only year-over-year increase in closed sales with 261, up 29.9% from 2018. Closed sales decreased from November 2018 by 16.9% in Columbiana County (69) and by 12.2% in Trumbull County (159). All three counties saw fewer sales closed in November compared to October.

Average sales price in November for Columbiana County was $127,764, up from $112,933 in October and from $119,028 in November 2018.

In Mahoning County, the average sales price dipped 5% from November 2018 to $135,644, but was up from $128,766 in October. The average sales price in Trumbull County dropped to $111,132 in November from $115,781 in October, but was up slightly from $110,984 in November 2018.

Inventory continues to slide in the tri-county region. In November, Mahoning County posted an inventory of 857, down from 962 at the end of October and from 1,023 in November 2018, a 16.2% decline.

Columbiana County’s inventory dropped to 316 in November from 373 in October, and was down 19.6% year-over-year. In Trumbull County, it decreased to 584, down from 646 in October and down from 785 in November 2018, a 25.6% drop.
