Home Sales Show Big Gains in Mahoning, Trumbull

YOUNGSTOWN, Ohio – Sales of houses for the first half of the year are up by at least 14% from a year ago in both Mahoning and Trumbull counties, newly released reports show. In addition, sales in Mahoning County during June are up nearly 29% from June 2014.

Through the first six months of 2015, 1,270 houses have been sold in Mahoning County, up 16.1% from the 1,094 sold during the same period in 2014. In Trumbull County, 952 houses were sold through June, up 14.8% from the 829 units sold during the first six months of 2014.

The numbers, compiled by the Youngstown Columbiana Association of Realtors and the Warren Area Board of Realtors, were released by the Centralized Real Estate Information Services Multiple Listing Service. Year-to-date, sales are up 11.4% across the nine-county CRIS-MLS reporting region; 9,255 homes sold during the first six months of this year compared to 8,305 in the first half of 2014.

In Mahoning County, 281 houses were sold during the month of June, up 28.9% from the 218 sold a year earlier, and up as well from the 238 sold in May.

In Trumbull County, 197 houses were sold last month, compared with the 169 sold in June 2014, a 16.6% gain, and an increase as well from the 164 sold in May.

Sales in Columbiana County reflected declines last month, on both a monthly and year-to-date basis. For the first six months of 2015, sales are down 9.1% from the same period last year; 328 through June compared with 361 for the first half of 2014.

In June, 70 units were sold in Columbiana County, down 13.6% from 81 the same month a year earlier but up from May’s 62.

The average selling price in June was up in both Trumbull and Columbiana counties while declining in Mahoning County, according to the monthly reports.

In June, the average sale price for a house in Columbiana County was $111,642, up 6.9% from $104,482 a year earlier and up from May’s $110,717. In Trumbull County, last month’s average selling price of $97,953 was 7.2% higher than June 2014’s average of $91,387, and also up from the $96,942 average in May.

In Mahoning County, the average selling price of $102,931 in June was down 17.8% from $125,244 a year earlier and from $111,908 in May.
