Yellow Duck Park Sells at Auction for $535K
CANFIELD, Ohio – The former Yellow Duck Park property in Green Township sold at auction last week for $535,500.
Rusty Kiko, auctioneer and real estate agent with Kiko Co., Canton, confirmed the 41.77-acre site, which included a lake and wooded area.
Its owner is listed as Mountain View Development LLC in Gold Canyon, Ariz., according to Mahoning County online records. The records show the site valued at $133,070. Annual taxes are $1,045.91, with $3,332.30 delinquent.
Kiko did not disclose the identity of the winning bidder, but said the buyer was local, he affirmed. The sale should be finalized in about 60 days, providing time to clear any liens on the property.
The auction had 25 registered bidders, he said. “There were a lot of people that wanted it,” Kiko said.
The park closed more than a decade ago and the buildings that were on the site are “pretty well gone,” he said. “The value was in the land and the lake – and the privacy,” he said. The driveway from the main road is close to 1,000 feet, leading into a driveway that encircles the property.
Features of the site also include two natural gas wells that would provide free gas for the owner. However, the property lacks sewer access, limiting opportunities for commercial development. Most of the activity was from prospective buyers who wanted the property for their private use, Kiko said.
If anyone was interested in it for commercial use, “they didn’t make it known to me,” he said.
Overall, about 150 attended the auction Friday. The park had “fond memories for a lot of people,” he said.
